This stage enables the definition of our client’s vision, projects and tests whether they are viable in principle. This early scoping avoids abortive time and capital, ensuring each project has a clear direction and purpose prior to investment. We offer two bespoke masterplanning products tailored to client requirements.

Estate Masterplanning
A holistic, estate-wide report for landowners with multiple overlapping projects, defining long-term strategy and priorities.

Project Masterplanning
A focused assessment of a single building, site, or plot, giving clarity on viability, opportunities, and constraints to move forward with confidence.

 We shape the brief, assemble the right professionals for the project team, and source the key site information. This forms the foundation for smooth planning, budgeting, finance, and design.

 We manage the project team to shape design and delivery options that balance creativity with practicality. This includes coordinating early technical advice, such as ecology, highways, and flood risk, so that opportunities and constraints are fully understood from the outset.

Where appropriate, we prepare and submit a pre-application to the local authority, giving valuable clarity on planning prospects, risks, and potential further costs. This process helps establish the right design direction, planning, and delivery strategy before committing further resources, ensuring confidence in the project’s progression. At this stage, more detailed feasibility analysis takes place, and the funding and finance strategy is considered.

 We coordinate all the technical inputs and reporting required for planning applications, managing input from professionals and consultants in areas such as design planning, ecology, flooding, and highways. We manage submissions and liaise with consultants to ensure the project stays on programme, while continuously reviewing costs and financial viability to ensure the project remains deliverable. Once planning is achieved (where required), lenders are approached to begin the procurement of funding and finance.

Additionally, where appropriate, we engage with potential operators, joint ventures, or Chartered agents to ensure the security of income once the project is handed over, an important factor for clients and lenders.

 We prepare everything required for contractors, lenders, and grants, managing the transfer of technical information, specifications, and pre-construction information required for procurement and construction mobilisation. Final budgets are developed and tested through tendering and value engineering, ensuring an appropriate balance between cost, quality, and objectives.

We manage the contractual matters required for construction and ensure regulatory compliance, such as Building Regulations 2010, Building Safety Act 2025, and Construction (Design and Management) Regulations 2015 (non-exhaustive). By addressing these key details and responsibilities up front on behalf of clients, we help prevent future liabilities and give them and their lenders confidence in the project’s deliverability.

 We manage the construction or implementation phase on your behalf, overseeing contractors and maintaining strong stakeholder relations throughout.

Our role spans cost control, programme management, H&S auditing, compliance with CDM and Building Regulations, while also providing proactive oversight and reactive on-the-ground problem-solving when challenges arise. We safeguard our clients’ projects’ time, budget, quality, and long-term objectives throughout.

 We manage the project completion and handover to enable our clients to commence operations with confidence. This includes coordinating inspections, managing snagging lists, and ensuring all statutory sign-offs, such as certification of practical completion, discharge of planning conditions, and contractual close-out, ensuring warranties, health and safety files, and operation manuals are in place. We also support the mobilisation of independent operators, concessions, or joint venture partners where required.
